At Miller Architecture, we understand and appreciate the transformative quality that an uplifting space can have for our Clients and their Guests for years to come. Our Mountain Homes, Cabins and Tiny Homes are in The Lodges at Eagles Nest in Banner Elk, Chinquapin in Cashiers, Roaring Gap Club in Alleghany County, Sugar Pointe in Blowing Rock, and High Hemlock in Blowing Rock.

In second homes we are usually designing for atmosphere and picturesque drama. Resorts and Vacation homes are often wonderful opportunities to indulge in the whimsical and the fantastic, to create mood setting spaces that would be less functional in everyday life.

To facilitate this efficiently our office has collected about a quarter million architectural images and 3000 architectural books.

Clients can go in any design direction and I inform them on the relative cost of what they are viewing.

From the photos, we can determine if your budget matches your tastes and how much work would be required for Miller Architecture to produce a set of drawings that can be the basis of Contract between you and a Builder. Our fees vary from $6/sf to $16/sf depending on the following factors:

Geometric Complexity of the Style of House -Houses with many different framing conditions that have to be shown would cost more.

Amount of Interior Millwork or Specialties -Houses where we design a lot of Built-Ins, Cabinetry, Secret Passages, Skylights, Water Features that must be drawn to be realized cost more.

Amount of Architectural Services required -Some Clients require only a few site visits while others will expect full Architectural Services including Shop Drawing Review, Contractor Pay Approvals, Weekly Construction Reports, etc.

Similarity of the Project to Previous Miller Architecture work already drawn in CAD format and whether details from your home would be useful for reuse at a later date. Miller Architecture has 87,000 files of previous CAD details of built and unbuilt work.

If your house is a higher budget it is because there are a lot of elements above the normally expected residential details. Our fees tend to be about 6% of Construction costs or about what the same as Realtors.
